Emergency procedures:

While true emergencies are rare, we want you to be prepared to deal with it if one should arise. Please familiarize yourself with the following procedures. We also require that you spend 15 minutes per year with your property manager going over the locations of shut-off valves, etc. In the event of an emergency, call the emergency number. If the property manager doesn't pick up, describe the emergency and leave a contact number.

Fire: Get out of the building. Call the fire department (911) then call the property manager. Know where the closest fire extinguisher is located. If you put out a fire using the fire extinguisher, call the property manager immediately. It is imperative to have professional fire personnel assess the situation to prevent a flare-up. You are required by your lease to check the smoke detectors monthly and to let us know if batteries are required.
Water flowing freely: Try to stop it by closing (turning clockwise) the closest shutoff valve to the leak. If this is impossible or unsuccessful, shut off the building water by turning the valve in the basement by the water meter (clockwise rotation).

Electrical problems: Shut off electric service by flipping the breaker for your apartment. Then call the property manager.

Gas Odor: A slight gas odor usually results from a pilot light going out on the stove. If you determine this to be the case, open the windows and air out the room. Then re-light the pilot. Please call management if you are not comfortable doing this, your property manager will be happy to help. If the smell of gas is overpowering and/or persistent, notify management and PECO.

No Heat or No Hot Water: Notify management using the emergency number.

Roof Leaks or other catastrophes (tree down, etc.): Notify management using the emergency number.

Move out procedures:

Provide written notice of your intention to leave at least 60 days prior to the first day of the month in which you intend to depart.
  • One week prior to move out, alert the utility service providers of your intent to transfer service out of your name. (Contact numbers listed above.)
  • Complete the 'change of address' paperwork at the Narberth post office.
  • Contact your property manager to arrange a time for a walk through and to return keys. Your security deposit refund will be made within three weeks from when your lease ends.
